New York Ties Bay Area With 31 of America’s Priciest ZIP Codes

The New York metropolitan area tied the San Francisco Bay Area for the first time in PropertyShark’s 2026 ranking of America’s most expensive ZIP codes, with each region placing 31 ZIP codes in the national list, according to Secret NYC.

The result marks a shift in the geographical concentration of luxury property sales. California still accounted for 57% of the top 100 priciest ZIP codes, its lowest share in more than a decade, despite retaining the country’s most expensive location.

New York’s Three Most Expensive ZIP Codes

Three Suffolk County communities on Long Island ranked among the nation’s 10 most expensive ZIP codes, according to PropertyShark’s 2026 ranking.

Bridgehampton recorded a 114% annual increase in its median sale price, while Sagaponack registered a 24% rise. These gains placed both communities among the country’s highest-priced residential markets.

Suffolk County contributed 10 ZIP codes to the national ranking, highlighting the concentration of expensive residential transactions in Long Island’s Hamptons communities.

How New York Compares With California

The Bay Area’s representation declined from 55 ZIP codes in 2019 to 31 in 2026, according to PropertyShark. That reduction allowed metropolitan New York to draw level in the number of locations represented.

California nevertheless retained the national lead through Atherton, where the median sale price reached $10.725 million, the highest recorded in the ranking.

Outside California and New York, Florida was the only other state represented in the national top 10. Fisher Island, in Miami Beach’s 33109 ZIP code, ranked third nationally, with a median sale price of $7.217 million.

New York City’s own representation included three ZIP codes, led by Tribeca’s 10013, where the median sale price reached $3.85 million.

How PropertyShark Calculated the Rankings

PropertyShark examined closed residential transactions between 1 January and 30 September 2026, rather than advertised asking prices. A ZIP code required at least five eligible transactions to qualify.

The findings measure concentrations of high-priced residential sales, not overall metropolitan living costs. New York’s tie with the Bay Area therefore reflects equal representation in the luxury ZIP-code ranking, rather than identical housing affordability or everyday expenses.
