Breakwater Villas Sets December Sales for $1.4M Townhomes
ST. AUGUSTINE, Fla., Oct. 26, 2026, Century Communities plans to begin selling 46 luxury townhomes at Breakwater Villas in Vilano Beach this December, with prices starting at approximately $1.4 million, according to the Jacksonville Business Journal.
The development occupies about 2.3 acres at 28 Castillo Vista Way.
The planned launch marks a change from the builder’s original timetable and pricing guidance. Century Communities, a Denver-based national homebuilder listed on the New York Stock Exchange under the symbol CCS, introduced Breakwater Villas earlier this year as its first residential development in St. Johns County.
December Launch Follows Earlier Summer Sales Plan
In its February 5, 2026 announcement, Century Communities anticipated a summer sales launch and advertised homes starting in the low $1 millions.
The latest reporting instead places the sales launch in December 2026, with entry-level prices around $1.4 million. The updated figure is higher than the company’s original advertised starting-price range.
The reason for the change has not been established in the published announcements. The earlier guidance was an estimate rather than a confirmed completed-sale price, so the difference does not establish how much individual homes have appreciated.
Breakwater Villas is situated near Vilano Beach’s main commercial corridor, placing the proposed residences within walking distance of the shoreline. The development’s combination of coastal access, multi-storey layouts and private residential amenities forms the basis of Century Communities’ marketing.
Aaron St Martin, Century Communities’ vice president of sales and marketing, identified the development’s walkable location near the Vilano Beach commercial corridor as a central selling point in the October reporting.
Floor Plans Include Three- And Four-Storey Townhomes
Century Communities offers two principal floor-plan designs at Breakwater Villas, providing different configurations for buyers considering the development.
The Seabrook design spans approximately 2,694 to 3,333 square feet across three storeys. It offers three or four bedrooms, between 2.5 and 3.5 bathrooms, and garages accommodating two or three vehicles.
The Seabrook With Terrace design provides approximately 2,974 to 3,613 square feet across four storeys. It also offers three or four bedrooms, between 2.5 and 3.5 bathrooms, and two- or three-car garages.
The builder’s published specifications describe elevators as optional rather than standard equipment in every residence. Rooftop terraces are associated with the terrace layouts, and individual home configurations may differ.
Both designs are intended to combine substantial interior living space with a relatively compact coastal development site.
The planned community amenities include a private clubhouse, swimming pool and cabana. Century Communities also promotes gourmet kitchens, upgraded primary bathrooms, balconies and upper-level living areas among the residential features.
The development’s location provides access to Vilano Beach, while historic downtown St. Augustine is a short drive away.
Century Communities Highlights Coastal Location
When Century Communities announced the project in February, regional president Greg Ott emphasised its proximity to Vilano Beach.
“We’re thrilled to introduce this luxury lineup of townhomes to Vilano Beach, offering a premium living experience with the shoreline just a few minutes’ walk from your doorstep,” Ott said in the company’s February 5 announcement.
The builder initially described the community as a coastal residential offering with premium interiors, selected rooftop terraces and shared amenities.
The 46 residences on approximately 2.3 acres represent a concentrated townhome development rather than a conventional subdivision of detached houses.
For prospective buyers, the development’s principal distinctions are its location, multi-level layouts, garage capacity and planned community facilities. The available information does not establish that the project reflects a wider shift in Vilano Beach property prices or home sizes.
What Buyers Can Expect Next
Century Communities lists the community at 28 Castillo Vista Way, St. Augustine, FL 32084, and provides appointment-based touring information through its property website.
The builder’s published floor plans identify the available designs, but individual home prices, optional features and purchasing arrangements require confirmation for specific residences.
The December timetable concerns the planned opening of sales, not a confirmed date for completed transactions or occupation. No corresponding completion schedule for all 46 homes has been established in the reporting.
Prospective purchasers can compare the two designs and their available options as the development approaches its revised sales launch. The central outstanding details are the final prices and specifications of individual homes offered when sales begin.
