Oxford Secures $13M Permit for Wayfair Boston HQ Move

BOSTON, Oct. 26, 2026. Oxford Properties Group has secured a permit for approximately $13 million in office renovations at 500 Boylston Street ahead of Wayfair’s planned headquarters consolidation, according to the Boston Business Journal.

The reported permit covers interior work at the connected 500 Boylston Street and 222 Berkeley Street office complex. Wayfair has signed a long-term lease at the property, where it plans to consolidate Boston employees after leaving its offices at Copley Place and nearby locations.

The construction preparations represent another step in Wayfair’s planned shift to a smaller headquarters footprint following several rounds of corporate workforce reductions.

Wayfair Consolidates Its Back Bay Offices

Wayfair, the online home-furnishings retailer, previously occupied substantial office space at 4 Copley Place and maintained additional offices in Boston’s Back Bay neighbourhood.

Its planned headquarters relocation will bring operations together at the Boylston Street complex rather than maintaining the same spread of office locations.

The move is part of a wider change in how major corporate tenants occupy Oxford Properties’ Boston buildings. The landlord is preparing space for Wayfair while arranging another headquarters relocation involving sports betting company DraftKings.

DraftKings Prepares Separate Downtown Move

DraftKings plans to relocate from 222 Berkeley Street to 225 Franklin Street in Boston’s Financial District. Oxford Properties owns both properties, placing the two corporate headquarters moves within the landlord’s local office portfolio.

The Boston Business Journal reported in May 2026 that Oxford was undertaking approximately $21 million in construction work at 225 Franklin Street to prepare the downtown property for DraftKings.

The separate projects involve different buildings and tenants. The reported $13 million permit concerns Wayfair’s planned Back Bay headquarters, while the $21 million construction project concerns DraftKings’ future downtown offices.

Both Headquarters Moves Planned For 2027

Wayfair and DraftKings have announced plans to relocate their respective Boston headquarters during 2027.

For Oxford Properties, the projects involve preparing office space for incoming corporate tenants while accommodating departures from existing locations.

The reported Wayfair permit represents a further stage in that process, although the reviewed information does not establish exact completion dates for the individual construction projects.

The next milestones are the completion of the respective office renovations and the companies’ planned moves into their new headquarters.
