Inside Elizabeth Holmes’ Secret Oceanfront Rental in Del Mar

Realtor.com profiled the house on 19 October 2026: a 4-bedroom oceanfront rental on guard-gated Sandy Lane in Del Mar, where Elizabeth Holmes lived with partner Billy Evans and their two children while the documentary was secretly filmed.

Thirty-four days before Holmes was due to report to FPC Bryan in Texas, she and Evans welcomed Fielder and Oppenheim’s film crew into their beachside home, the Associated Press reports via the Denver Post; Realtor.com dates her report to 30 May 2023.

The house

The 4-bedroom, 4-bathroom house spans 2,200 square feet, was built in 1948 and sits on Sandy Lane, a guard-gated strip of about a dozen residences with 24/7 security, less than 30 minutes from San Diego, with direct private-beach access, Realtor.com reports.

Realtor.com estimated the home’s value at about $5.8 million; it was previously listed for rent at $5,650 a month in 2015 and $5,950 a month in 2012.

This is basically a hidden community. It’s a guard-gated community, which is so rare on a beach, which is why you have a lot of high-profile individuals up and down this strip,

The secret shoot

Fielder and Oppenheim kept the documentary secret for four years; it premiered as a surprise at Telluride on 6 September, Realtor.com reports, a premiere The Hollywood Reporter corroborates.

The crew lived in the guesthouse and worked 16-hour shoot days, Realtor.com reports. Fielder’s instruction for the house, per the outlet: “cover the whole house”.

The film drew about 2 million viewers in its opening weekend, The Hollywood Reporter reports; A24 initiated the project after Holmes called them, and Amanda Seyfried recreates unrecorded dialogue.

Keeping it under wraps was very important because we never wanted to get in front of what we were capturing,

Lance Oppenheim, to Realtor.com

The backstory

Holmes was sentenced to 11 years on three counts of wire fraud and one of conspiracy; her trial ran from 31 August 2021 to 3 January 2022, Realtor.com reports.

During the trial she lived at Green Gables, a 74-acre estate that sold for a record $85 million in 2025, according to the outlet. Before Theranos, she shared a $9 million Atherton French-provincial manor with Ramesh ‘Sunny’ Balwani.

Evans’s family hotel fortune underpins the San Diego connection: the Evans Hotel Group spans 70-plus years, The Hollywood Reporter reports.

The release question

There is a genuine conflict over when Holmes may be released. Realtor.com, citing ABC News citing the DOJ Victim Notification System, says her sentence was reduced to 9 years for good behaviour and that she is approved for placement at the Austin Transitional Center in De Valle, Texas, in August 2027.

The Hollywood Reporter, by contrast, says that per her sentence she “shouldn’t be out until 2034”, though a judge has ruled she is eligible for early release. Neither date is settled; both accounts are reported here exactly as their outlets stated them.

⚠ Still needs confirmation

The release timeline is disputed: Realtor.com (citing ABC News/DOJ Victim Notification System) reports a reduced 9-year sentence and approved August 2027 placement at the Austin Transitional Center in De Valle, Texas; The Hollywood Reporter says her sentence keeps her in until 2034, though a judge ruled early release possible. Sandy Lane’s ‘about a dozen residences’ and the ‘less than 30 minutes from San Diego’ detail come from Realtor.com alone.

Editor’s note: Holmes’s release timeline is disputed between outlets; both accounts are attributed in the text and neither date is presented as settled.
